Set in a secluded area of the Madiran hills this character farmhouse sits well in its land with roughly 18,5 ha of land including 12ha of vineyards.
This presents an unusual opportunity to create a boutique vineyard. The grapes have been harvested until recently by a nearby cooperative. The lease has run its course, freeing up the rights to the land.
The farmhouse consists of a large living room, kitchen, bathroom, two bedrooms and attic area.
There is a chai, a hangar, an open barn and another building which could be converted to create a second house.
This historic 18.59-hectare estate is set in the heart of the Madiran appellation, including 12.37 hectares of vines in AOC Madiran and Pacherenc du Vic-Bilh. Its land has been well grouped around the buildings and has been restructured over the last 15 years.
The estate lies 44 km north-east of Pau and 43 km north-west of Tarbes. It is 2 h 30 by car from Bordeaux.

The wines
The estate produces two appellation wines: a Madiran (red) and a sweet Pacherenc du Vic-Bilh (sweet white). Great Madiran wines can age for 10 to 15 years. The sweet whites, hand-harvested from mid-November to 31 December, keep for up to 10 years and are also enjoyable young.
Terroir and appellation
The appellation covers 1,700 hectares in the Pyrenean foothills, on clay, clay-limestone and rolled-pebble soils.
West-facing clay-limestone slopes produce wines with great ageing potential.
Mid-slope plateaus, with light, free-draining clay soils, produce supple, generous wines.
Rolled-pebble ridges, which drain well and retain heat, produce silky, delicate wines.
Sixty km from the Pyrenees and 80 km from the Atlantic, the oceanic-type climate, with warm summers and a warm late season, helps tannins reach full ripeness.
Working buildings
Equipment sheds: two open storage sheds, one in concrete block with a tile roof, the other with a steel frame, both with earth floors and in good condition.
Winery: a 230 m² semi-underground building equipped with stainless steel tanks. Compliance works to be planned.
Storage and housing building: an unfinished three-level house with two large garages (320 m²) currently used for storage.
The house
A typical regional house of about 250 m² of living space over 2 floors, with 7 main rooms and outstanding views over the estate and the Pyrenees. Sound structure, roof partly redone, clean interior. Refreshing works to be planned.
Ground floor: living room with wood stove, bedroom, kitchen with gas boiler, laundry, WC with hand basin, bathroom, store room, office.
Upper floor (wooden stairs from the living room, mezzanine landing): attic bedroom, large bedroom, bathroom, separate WC, two attic spaces with beams.
